Gas Safety Checks

The Gas Safety Regulations 1998 specifically deal with the installation, maintenance and use of gas appliances, fittings and flues in domestic and certain commercial premises. They place duties on certain landlords to ensure that gas appliances, fittings and flues provided for tenant use are safe.

Landlords

It is your duty to provide your tenant with an annual Landlord Gas Safety Certificate which provides a safety inspection on each appliance owned by you. This certificate must only be issued by a Gas Safe registered engineer. We will send you a reminder to let you know when your next annual gas saftey check is due. In addition to your annual Gas Safety Certificate Direct Gas also provide the following services for landlords:

  • Once we have carried out a Landlords gas check we will contact you the following year to remind you when your next check is due.
  • Should there be any faults detected during the gas check, we will contact you, if at all possible from site, with a report and a price to carry out any remedial work which may be required.
  • We can arrange to carry out the gas check directly with the tenant so that you don't have to spend time making unnecessary phone calls. If we are unable to contact your tenant, we will get back to you so that alternative arrangements for access can be made.
  • We do not discuss any aspect of our work with the tenants.
